Building Regulations

When you have received planning permission for your home extension, you will then need to apply for Building Regulations.

Building Regulations are a set of rules and guidelines that builders are legally obliged to meet in the interests of public health and safety. They apply to almost all building work, whether it is inside or outside the building. New buildings, extensions and even additions, such as extra washing facilities all need approval before work commences.

Building Regulations are supported by a set of ‘Approved Documents’. These documents provide guidance on how the legal requirements can be met and cover areas such as Structural Stability, Fire Safety, Sound Insulation and Ventilation. The Building Control Division of the local council enforces the Building Regulations.

There are two ways of making a Building Regulations submission: a Building Notice and a Full Plans Application.

Building Notice

This form of application does not require building plans and is intended for small types of building work which are considered non complex. The preparation of full working drawings is not required for a Building Notice.

If you decide to use this method, it’s essential that you or your builder is aware of the relevant Building Regulations. Additionally, you or your builder must be sure that the work carried out will comply with the Regulations when inspected.


Full Plans Application

This is the most popular method of obtaining Building Regulations consent. Most people choose this method as your plans will be checked and approved for compliance with the technical requirements of the regulations by your local Building Control office before any work is carried out.

The Full Plans system enables your builders to price from, and work to, an approved drawing. This transparent approach helps to avoid any disagreements occurring on site during construction.
