How to prepare your sketch
Preparing your sketch is incredibly straightforward. At this stage you only need to take general measurements. Simply follow the instructions below as you take the first step towards creating your new home.
You only need a general layout of your existing home for Planning & Building Control Approval. Before you start, you’ll need to make sure you have the following stationary:
A Tape measure - a good quality 5 metre tape as a minimum
A pencil & an eraser
A red pen

You will find it much easier if you have someone to help you take the measurements, another tip is to measure along the floor. We prefer metric measurements (mm, cm, m) but if you are more comfortable with imperial (feet & inches) feel free to use that unit type. We can convert them.
1. Draw the external walls of your home onto the sketch page
2. Draw the internal walls of your home onto the sketch page
3. Add the window & door positions.
4. Show the position of the stairs. (if any)
5. Mark on the drawing in red pen any sanitary ware & drain positions are.
6. Using the red open again sketch out the extension you want.
7. Mark on a few general measurements.
It really is that simple. Please note you dont have to skecth all floors -
If you want to build a Single Storey Extension
Print off a sketch sheet and draw a ground floor only of your existing property together with the proposed extension you would like. Preferably showing the extension in red pen.
If you want to build a two Storey Extension.
Print off a sketch sheet and draw the ground floor & first floor of your existing property together with the proposed extension you would like. preferably showing the extension in red pen.
If you want to convert your attic.
Please sketch your first floor and your existing attic profile. This will tell us what height you have in your attic. Please remember that it is advisable to have at least 2.2m of height in your existing attic.
If you want to build a sunroom.
We require the same information for a sunroom as we do for a single storey extension. Your existing ground floor layout and the extents of your sunroom shown preferably in red pen.
After we have recieved you initial sketch we will convert it to an electronic copy and send you a copy back highlighting any additional measurments that we may need.
Don’t worry at this stage if you aren’t sure of your exact layout. There will be plenty of opportunity to refine your choices and make changes until you are completely satisfied with your house plans.
